How to Choose a Door County Vacation Rental Manager

Door County has many kinds of vacation rental managers. Some are large companies with many homes. Some are small local teams. Some owners do it themselves with a co-host. None of these is right for everyone. The best fit depends on your home, how close you live and how involved you want to be.

Start with your own goals. Do you want the most nights booked, or fewer stays with more care? How often do you plan to use the home? How much do you want to hear about day-to-day details? A good manager will ask you these questions too.

Look at how local they are. Door County is long. A manager who is 40 minutes away will respond differently than one down the road. Ask where their team is based and who comes out when something needs attention.

Ask how cleaning works. Cleaning is where guest experience is won or lost. Some managers use in-house staff, some use outside cleaners, and many use a mix. Any of these can work. What matters is who sets the standard and who checks the work.

Read the agreement closely. Fee structures vary a lot. Compare what’s included, not just the headline number. Check the contract length, how to cancel, and who owns the listing and its reviews if you leave.

Questions to ask any manager:

  1. Where is your team based, and who visits my home?
  2. Who does the cleaning and laundry, and how is the work checked?
  3. What’s included in your fee, and what costs extra?
  4. How do you set prices, and how often do you change them?
  5. Which booking sites will my home be on? Do you take direct bookings?
  6. How do you screen guests? What are your pet and age rules?
  7. How do you handle damage? Do you charge guests a deposit, and what insurance should I carry?
  8. How and when do I get reports and payouts?
  9. How do I book my own stays, and are there limits?
  10. How quickly do you answer owners and guests, and who answers?
  11. What happens to my listing, reviews and future bookings if I leave?
  12. Can I talk with an owner you currently work with?

Talk to more than one manager. Ask the same questions of each. The right one will give clear answers and won’t promise you a specific income.
